Massive $15m+ land parcel to create new Geelong jobs hub

A 133-hectare property has hit the market for more than $15m as developers eye a major new employment corridor west of Geelong.

The 133ha property at 732 Fyansford-Gheringhap Rd, Gheringhap, offers a rare commercial and industrial development site with scale on the western gateway to Geelong's growth corridor.

A 133ha Golden Plains landholding holds the key to unlock a new commercial and industrial corridor to the west of Geelong.

The property at732 Fyansford-Gheringhap Rd, Gheringhapis an area identified for a future employment precinct immediately west of Geelong’s western growth corridor.

About 21ha of the site has been identified for commercial and industrial uses.

The land spans three titles and is dissected by the Midland Highway and is expected to sell for more than $15m in an expressions of interest campaign closing on April 9.

Colliers agents Tim McIntosh, Nick Saunders and Chris Nanni are handling the campaign to sell the rare large-scale opportunity beside major freight infrastructure and Geelong’s expanding growth corridors.

“Geelong is one of Australia’s fastest-growing regional cities, and that growth is driving sustained demand for new employment land,” Mr Nanni said.

“Gheringhap sits at a critical interface between Geelong and the major growth areas of Bannockburn and Batesford, making it a natural extension point for future development.

“Golden Plains Shire has consistently identified Gheringhap as a long-term employment and infrastructure precinct, particularly for larger, land-intensive uses that can’t be easily accommodated within urban Geelong.”

There is a 1.6km frontage to Fyansford–Gheringhap Rd and more than 1.1km to the Midland Highway.

It’s 8km from the Geelong Ring Road, 14km from the Port of Geelong and 27km from Avalon Airport and next to a Powercor substation.

The landholding is immediately west of Batesford and close to Bannockburn, where further residential expansion is being planned.

Mr McIntosh said the property provides the opportunity to unlock value through highway-oriented commercial and restricted retail uses, such as large format showrooms and service-based retail that complement the surrounding employment precinct.

“This is a location where commercial uses can grow alongside industrial activity, forming a highly visible and functional gateway employment hub for Geelong,” Mr McIntosh said.

Mr Saunders said greater Geelong is experiencing a tightening supply of zoned industrial land, particularly for sites that offer genuine scale.

“This property stands out as a long-term industrial land banking opportunity, aligned with the structure plan and supported by freight connectivity essential for logistics, warehousing and service industrial users.”

The farming property is supported by two short-term leases with flexible exit provisions.
